Property Location

Property Location

We review the property’s location before moving forward because location directly affects resale value, rental demand, insurance costs, and long-term performance. In Tampa Bay, we look at the neighborhood, nearby schools, highways, job centers, shopping areas, tourism demand, and future growth.

For Florida properties, we also review flood zones, evacuation zones, HOA restrictions, and local city or county rules that may affect the investment. The goal is to understand if the location truly supports the investor’s strategy.

Market Analysis & Comparables

Market Analysis & Comparables

Before recommending an offer, we study the market around the property. This includes recent sales, active listings, rental activity, days on market, and similar renovated properties in the area.

Comparable sales, or “comps,” help us understand if the asking price makes sense and what the property may be worth after improvements. This allows the investor to make decisions based on real market data, not assumptions.

After Repair Value Projection (ARV)

After Repair Value Projection (ARV)

We estimate the property’s After Repair Value, known as ARV. This is the projected value of the property after the planned renovations are completed.

For fix & flip and value-add projects, ARV is one of the most important numbers. It helps determine if the purchase price, renovation budget, and expected return make sense together. If the ARV does not support the investment, the deal may not be strong enough to move forward.

Current Value
$320,000

Estimated ARV
$455,000

Projected Upside

Property Condition Review

Property Condition Review

We review the property’s current condition before purchase because a property can look attractive online but still have costly issues. We look at visible risks related to the roof, HVAC, plumbing, electrical systems, windows, exterior areas, layout, moisture, and structural concerns.

This step helps identify repair needs, estimate renovation costs more accurately, and reduce surprises after closing.

Investment Validation

Investment Validation

Before moving forward, we connect the property, the numbers, and the strategy. We review the purchase price, estimated renovation cost, projected ARV, rental potential, financing structure, timeline, and risk factors.

If the location, condition, numbers, and strategy align, the property can move to the next stage. If not, we help the investor avoid a weak deal before committing capital.
