Financial Projection Framework

ROI (Return on Investment)

Measures the overall profitability of the project based on total investment and expected return.

ROI provides a broad view of how efficiently invested capital is expected to perform. While every project is different, this metric helps compare investment opportunities and evaluate whether the projected value justifies the renovation budget.

Cash-on-Cash Return

Evaluates annual cash flow relative to the cash invested in the project

This metric focuses only on the investor’s actual cash contribution rather than the total project cost. It is commonly used by rental property investors to understand how efficiently their invested capital is expected to generate annual income.

Estimated Nightly Rate

Projected average price per night based on comparable properties and market behavior.

For short-term rental projects, this estimate is developed by analyzing similar properties, seasonal demand, location, amenities, property size, and guest expectations within the target market.

Projected Occupancy

Estimated percentage of time the property is expected to be rented based on market demand.

Occupancy projections are based on local market performance, seasonality, competition, and comparable rental properties. Together with the estimated nightly rate, occupancy helps forecast potential revenue.
